Tenant Find Service – One Month’s Rent + VAT (1.2 Months Rent incl. VAT) One-off charge
- Marketing the property and sourcing a suitable tenant
- Accompanying prospective tenants on viewings
- Preparing and executing a tenancy agreement
- You will be responsible for registering and holding the deposit
- Referencing and inventory services are available as additional options
Tenant Find & Contract Management – 8% + VAT (9.6% incl. VAT) of Annual Rent (invoiced every six months)
- All services included in the Tenant Find Service, plus:
- Holding the security deposit (equivalent to five weeks' rent) and registering it with The Dispute Service
- Coordinating tenancy renewals*
- Instructing the tenant to set up a standing order for rent payments directly to the landlord
Optional Add-On Services – 2.25% + VAT (2.7% incl. VAT) Each
- Rent Collection (fees deducted monthly when rent is received): Monitoring and chasing rent payments on behalf of the landlord
- Maintenance Management: Acting as the point of contact for tenant maintenance requests and arranging necessary repairs
Full Management Service – 12.5% + VAT (15% incl. VAT) of Rent Received (fees deducted monthly when rent is received)
- Includes both Rent Collection & Maintenance Management
- Acting as the main point of contact for all tenant queries and issues
- Arranging and overseeing maintenance and repairs
- Coordinating regular property inspections*
- Managing professional inventory check-in and check-out processes (cost dependent on property size)
Additional Fees
- Administration, Setup & Referencing Fee (per property): £360.00 incl. VAT (Includes all tenants and guarantors, if applicable)
- Renewal of Fixed-Term Tenancy Agreement: £90.00 incl. VAT
- Major refurbishments and insurance claims will be charged at 10% + VAT (12% incl. VAT) of the work required
- Inventory cost quoted separately, dependent on property size
All fees mentioned apply for the duration the tenant occupies the property, except for the Tenant Find Service, which is a one-off charge.
